Home staging is not decorating and it is not simply un-cluttering. Home staging is merchandising a home for potential buyers. The object of home staging is in our mission statement:
“..to create emotional connections between buyers and homes by showcasing a home’s best features and demonstrating a home’s full potential.”
A home’s full potential is demonstrated by first and foremost the use of space and showcasing the best features of a home. A professional stager will accomplish much of this by arrangement of simple furniture and accessory vignettes, color choice, and depersonalizing the space.
The furniture in a home can be a distraction because it is arranged for the current owners taste and lifestyle. Furniture groupings may suit the owner, but they often do nothing to showcase how much space there is, nor do they allow the buyer to imagine his or her stuff in the space. A stager will work to highlight focal areas of the home.
In the case of a vacant home, it may seem more spacious, but it does nothing to represent the true scale of the space. A vacant home is left entirely to the buyers’ imagination, which can be tricky. Staged furniture and accessories represent scale and set a framework for a buyer to see possibility.
Cleanly placed accessory vignettes add comfortable touches that warm up a space and allows a buyer to connect with the home. Small splashes of art and harmonious color accents evoke positive associations with the home.
A stager will take away elements that make the home a neutral ground for buyers. Family photographs, stylized accents, and personal items make a buyer feel like a visitor in a home, rather than the future owner. A stager works to create a space that feels neutral and turnkey. A buyer often has trouble omitting in their mind personal things; For example a shoe rack, childrens toys, or a plethora of kitchen appliances can become the focal point if left in place.
Staging is in a sense, treating the home like a product, and creating the packaging. A well staged home will set the tone for the buyer and likely produce a faster sale!
