Why Home Staging Pays $$$

Per Experts, home staging can add 15 – 20 % to the selling price.  With sellers leaning on smaller amounts of equity these days, that is huge!

I took the title of these 10 Tips Per Bob Vila’s Website, and filled in commentary.  Here is what Bob Vila’s website states:

“Home staging may not seem hugely important, but in today’s improving real estate market, the tiniest detail could mean the difference between “For Sale” and “Sold.”

1. Be aware of market trends and play up these features in your house.  “Data suggests, for example, that homebuyers are hot on modern bathrooms but lukewarm on home theaters. Also trending are open floor plans and water-conserving landscaping.”  A home stager will know market trends and identify the key features of your home and work to highlight those areas.

2. Curb Appeal can’t be Overlooked. “You may have spent hours making sure the kitchen is clean, and doing so is worth the effort. But remember, the facade is the first part of your house a potential buyer will see. A little landscaping can go a long way. ”  A home stager will evaluate exterior as well as interior concerns.

3. Depersonalize.  Remove personal items like family photos, which are a distraction for others.  Now buyers can begin to imagine your house as their new home.  A great home stager will bring in art and decor that appeal to many potential home buyers, as well as scale and arrange pieces to maximize the potential space.

4. Keep Your Staging Neutral in tones.  Too much color or distinct personality in your staging can turn off a potential buyer.  Turning off one buyer is too many.  A professional stager will help select tones that appeal as well as show off the architectural elements of your home while depersonalizing a homes colors, so that many buyers can imagine themselves living there.

5. Update Outdated Furniture.  Market data shows that homes for resale are typically transferred to younger owners.  Make your house appeal to a younger market.  Slipcovers over dated sofas or renting pieces to stage in your home will give you the best chance of wide appeal.

6.  Rearranging Furniture.  Maybe your layout does not do the best to suggest a family get together or functional entertaining.  Let a professional home stager showcase your house with proper arrangement for optimal appeal.  Most buyers cannot visualize potential, but properly staged furniture showcases that potential.

7. Kitchen and Baths get Special Attention.  These rooms are key focuses of a buyer.  A great agent and home stager will highlight key areas of and marketability of these rooms and let the seller know areas of concern that could turn off a potential buyers.

8. Study the Market.  Look at homes that have recently sold or on the market to help determine some key features that may be attractive to potential buyers.  You may also want to study how homes are represented on online resources.   Remember 85% of buyers use the internet to research find a new home. A great home stager will have your home camera ready.

9. Don’t Over improve to Sell.  Not every improvement will bring equity.  A great  home stager will come up with solutions that are cost effective and have a plan to get you the most return in on investment on any lite improvements or staging design.

10.  When to DIY.  You are busy, and the thought of getting a home ready for resale sounds overwhelming, then staging may be the most cost effective solution.  Remember, statistics show that home staging can add 15-20% of sale price.  Getting it done quickly and correctly gives your the best chance of success.  Most home staging as a professional takes as little as 1 day to transform a home.  Time is critical in getting a home on the market, so for any detail you wish to do yourself make sure you are capable of doing a fast but effective job.

Remember, the little tiny detail that might get it sold, might also be that tiny detail that was overlooked and is holding your sale back.  Find a professional with an eye for these details.  If you have the eye, you might want to still hiring a professional stager for consultation to generate a report for you to identify what specific areas of you need to target, even if you want to complete the projects yourself.
